Reporting resident changes
During the tenancy, residents’ circumstances may change. Moving in with a partner, the birth of a child, separation or a child moving out of the family home are all part of life.
If additional residents move into the apartment or someone moves out, you must notify Soihtu.
Soihtu needs up-to-date resident information for several reasons:
- If you forget or lose a key, Soihtu can only open the apartment door for those living in the apartment according to Soihtu’s knowledge.
- In some housing locations, the water fee is based on the number of residents.
- In emergency (such as fire), it’s important to know how many people live in the building and each apartment.
- Most of Soihtu’s info letters are sent via email.
When an adult (18 years or more) moves into your apartment, you have three options:
- The new resident can be added as an occupant of the apartment without making changes to the tenancy agreement. The new resident may receive their own key. You can add residents by filling in the online notice form.
- A new, joint tenancy agreement can be made for you and the new resident. Please read further instructions on changing the tenancy agreement.
- You may sublet a part of the apartment (half of it at most) to the new resident. This is not permitted in shared apartments and studios. Please see the instructions on subletting.
You can notify Soihtu when a minor moves into or out of the apartment by submitting the online notice form.
- If the person moving out is named in the signed tenancy agreement, they cannot simply move out without terminating the tenancy agreement. If only one of you is moving out and the other wants to stay in the apartment, read the instructions on changing the tenancy agreement.
- If the person moving out is not named in the signed tenancy agreement (resident only), you can notify Soihtu of the change by submitting the online notice form.
- When your subtenant moves out, you don’t have to inform Soihtu about it if the sublease is valid for a fixed period. If the sublease is valid until further notice, you can inform Soihtu about the move via the online notice form.
A service fee is charged according to our price list for processing changes in tenancy agreement, subleasing and temporary assigning of the apartment. Residents can be added or removed free of charge starting from 1.10.2026.
Follow these steps if you want a change in your tenancy agreement:
- Submit a housing application including the details of the person or persons who will be living in the apartment after the change. State in the additional information section that the application concerns a tenancy agreement amendment.
- Terminate your current tenancy agreement. State in the additional information section, or otherwise inform Soihtu Housing, that the matter concerns a tenancy agreement amendment. Please note that if the tenancy agreement is in the names of two people, both parties must terminate the agreement.
- Once your notice of termination has been processed, you will receive an apartment offer. Accept the offer according to the instructions provided with the offer.
- After accepting the offer, you will receive a new tenancy agreement by email for electronic signature, as well as a rent invoice that includes the service fee.
- Once the tenancy agreement has been signed, everything is in order. You can disregard any automatic messages related to moving or returning keys. If, for example, a partner moves into the apartment, you may order or collect one additional key free of charge if you wish.
