Reporting resident changes
During the tenancy, the situation of the tenant might change in many ways: moving in with your partner, having a child, breaking up, child moving out and other events are a part of life.
When more people move into the apartment or someone moves out, the tenant must inform Soihtu about it. Soihtu as the landlord needs to have the information on those living its apartments for these reasons, for example:
- If you forget or lose a key, Soihtu can open the door of the apartment for only those living in the apartment according to Soihtu’s knowledge.
- In some housing locations, the water fee is based on the number of people staying in the apartment.
- In an emergency (e.g. fire) it’s important to know how many people live in the building and each apartment.
- Most of Soihtu’s info letters are sent via email.
When an adult (18 years or more) moves into your apartment, you have three options:
- The mover can be added as a resident in that apartment. No changes are made to the tenancy agreement. The mover can get their own key. You can add residents by filling in the online notice form.
- A new, joint tenancy agreement can be made for you and the mover. Read further instructions on changing the tenancy agreement.
- You can sublease a part of the apartment (half of it at most) to the mover. This is not possible in shared apartments and studios. Read the instructions on subleasing.
You can submit information on the underage persons moving in or out of the apartment via the online notice form.
- If the mover’s name is on the tenancy agreement, they cannot move out without terminating the tenancy agreement. If only one of you is moving out and the other wants to stay in the apartment, read the instructions on changing the tenancy agreement.
- If the mover’s name is not on the tenancy agreement, you can inform Soihtu about the move via the online notice form.
- When your subtenant moves out, you don’t have to inform Soihtu about it if the sublease is valid for a fixed period. If the sublease is valid until further notice, you can inform Soihtu about the move via the online notice form.
A service fee is charged according to our price list for handling all resident changes.
Do this when you need a change in your tenancy agreement:
- Fill in the apartment application with the information of that person/those persons who are staying in the apartment after the change. In additional information field, write that you want the tenancy agreement to be changed.
- Terminate your current tenancy agreement. Write there or in a separate email to Soihtu Housing, that you want the tenancy agreement to be changed.
- After Soihtu has processed your notice of termination, you will get an apartment offer. Accept the offer according to the instructions on the offer email.
- After accepting the offer, you will receive an email including your new tenancy agreement to be signed as well as a new rent invoice including the service fee.
- After signing the tenancy agreement, everything’s ok. You can ignore any emails regarding moving out and returning the keys.
