Apartment offer
Read your apartment offer email carefully. The length of your tenancy agreement can be found from the apartment offer. Accept the offer in our online service (link for the service in the offer). Please note that accepting the offer in the online service is not enough, but you also have to sign the tenancy agreement and pay the first month’s rent to confirm the apartment. If you want to cancel accepting the apartment after paying the first month’s rent, please notice that the rent won’t be returned if there is under one calendar month to the beginning date of your rent agreement. More information about accepting the offer.
Signing your tenancy agreement
After you have accepted the offer online, we will send you the tenancy agreement to sign. The e-mail is sent via Visma Sign. Please sign the tenancy agreement within the requested time. Remember to also pay the first month’s rent within the requested time. Instructions for paying the first month’s rent will be sent by email after accepting the offer. By paying the first rent, you will confirm your reservation and commit to the tenancy agreement.
Moving in and keys
You can get the keys to your apartment the earliest on the first working day of your tenancy agreement. If your tenancy agreement starts on a weekend or on a holiday, you can get the keys on the next working day. The liability to pay the rent begins on the same day as the term of your tenancy agreement begins according to the agreement – even if you picked up your keys later. If your tutor picks up your keys, you need to inform us in advance her/his personal information. If you wish, you can request keys to a key box, which is available 24/7. Make the key box request with a link we have sent you after your tenancy agreement has been signed. More information about picking up the keys.
Fill in an apartment card
After you move in, check the condition of your apartment and fill in the apartment card that is sent to your email address when your tenancy agreement begins. More information about the apartment card.
Paying rent
The due date is always the 6th of each month. Every tenant is personally responsible for their rent payments. Within your rent you need to pay a furniture fee monthly. More information about paying the rent.

FAQ – Exchange students
If you don’t have Finnish bank credentials, you may run into this kind of problem in our electronic service. You can accept or reject the apartment offer in two ways:

Unfortunately, it is not possible to change the apartments or rooms after the offers to all exchange students have been sent. We have a limited amount of rooms in shared apartments and they are offered according to the lists of students we receive from the educational institutes.
The offers has been sent based on the information we have received from your educational institute. All the quota apartments for the exchange students are always offered for autumn semester (August 1st – December 31st) or spring semester (January 1st – May 31st). The dates can’t be changed.
If you wish to extend your stay until the next semester, you need to contact your educational institute here in Finland and they will then inform Soihtu.
We don’t send a separate confirmation email, when the rent payment has arrived to us, but you can check your payments at your Tenant’s page anytime.
