Terminating the agreement
If your tenancy agreement for your apartment or temporary storage is valid until further notice, you can terminate your agreement online. The time of notice is one calendar month. A fixed-term tenancy agreement cannot be terminated before its ending date.
If the tenancy agreement has been made for two people, they both need to submit their individual notices.
The notice period for an agreement valid until further notice is one calendar month which means that the agreement ends on the last day of the following month. So, if you give notice to end your tenancy for instance during March – any day – your tenancy agreement will end on the last day of April. The notice period is counted from the day when it has arrived to us.
The keys must be returned on the last day of your agreement, by 23.59 (midnight).
A notice must always be made in writing. It its easiest to give notice electronically. Please note that Soihtu does not accept e-mail for termination, therefore, use our electronic form. We will send you a confirmation via email once we have processed your form. In the confirmation email, you will receive instructions for returning the keys, for example.
When terminating the agreement, you should primarily use the online service that requires strong authentication. Please note that if you have originally applied for an apartment/a temporary storage without a Finnish ID number, you will have to inform us your Finnish ID number to use our online services, for example the online form for terminating the tenancy agreement which requires verifying your identity.
If Soihtu has terminated your tenancy agreement because of verification of tenancy, for example, you can still terminate your agreement at one month’s notice if necessary. In this case, you cannot use the online service that requires strong authentication. Please use the form that does not require strong authentication.
If you are giving notice using the electronic form on the last day of a month after the closing the of the service point of Soihtu Housing, and, for some reason, the form doesn’t work, inform us about that via email immediately. We will figure it out the next day.
When it comes to a fixed-term lease, both parties have in advance agreed on a period when the lease is valid, and that period can’t be changed (according to the Act on Residential Leases).
If you are moving from one Soihtu apartment to another, the one month’s notice time doesn’t have to be applied. Terminate your current tenancy agreement using the online notice form. The end date of your tenancy agreement will be the day before your new tenancy agreement starts. For more instructions for internal movers, click here.
The deposit will be refunded to the bank account you have provided within two weeks after the tenancy ends or, if applicable, after your right of possession has ended.
