The Renewal of Building K at Kortepohja Student Village Is Progressing Step by Step

Soihtu has been preparing the renewal of the Emännäntie 10 block, i.e. the area of the KLMNOP buildings in the Kortepohja Student Village, for a long time. The aim is to develop the centre of Kortepohja and the Student Village as a whole.

The renewal work is based on the Kortepohja Centre Development Plan (May 2018) (The Finnish version is available on the Soihtu website as a pdf document), which was prepared in cooperation with other local stakeholders. Parts of the plan have already been implemented, such as the Building U in Kortepohja Student Village, which forms part of the area’s ongoing renewal.

A New Building to Replace the Old Building K is in the plans

The development of Kortepohja has now progressed to the planning of a new building to replace the old Building K. The goal is to demolish the existing building and construct a new Building K in its place.

Earlier this year, Soihtu received a conditional funding reservation for the project from the Centre for State-Subsidised Housing Construction (Varke). This makes it possible to proceed with planning the new building. Final funding requires approval of the building plans and financing by Varke.

Communication About the Project

The first announcement to the current tenants of Building K was sent by email on Thursday, 30 April 2026. Updates on the project can be followed on Soihtu’s website.

Planned Schedule

  • Planning of the new development (new Building K): ongoing
  • Tendering of the construction project: summer 2026
  • Detailed planning with the selected main contractor, applications for funding and permits: autumn 2026

If funding and the required permits are obtained as planned in autumn 2026, the project will proceed as follows:

  • Demolition of the old Building K: early 2027
  • Construction of the new building begins: spring 2027
  • New Building K completed and taken into use: summer 2028

The schedule will be specified in more detail as the project progresses.

What Is Varke?

Varke (the Centre for State-Subsidised Housing Construction) has replaced the former Housing Finance and Development Centre of Finland (ARA). Varke operates under the Ministry of the Environment and is responsible for tasks related to state subsidies for housing construction.

Varke ensures that housing built with state support, such as interest-subsidised loans, is used in accordance with regulations and that residents are selected appropriately. This type of state support has typically been granted for housing production intended for special groups, such as students. JYY has also received such support for both the construction and refurbishments of the Kortepohja Student Village.

In practice, interest-subsidised loan financing has enabled lower rent levels compared to non-subsidised housing and has thus helped safeguard the affordability of student housing. (Sources: Varke.fi, jyvaskyla.fi, Wikipedia))
