How Students Apply for Housing from Soihtu – Student Housing Guide for Beginners

Planning to study in Jyväskylä? We want to warmly welcome you and give you an overview of the choices students typically make when applying for housing. The statistics show which locations are the most popular and what types of apartments are in demand. Tips for applying for student apartment can be found in the end of this article.

Applications to student apartments in 2025

In 2025, Soihtu received a total of 4,722 housing applications. During the year, we signed 1,297 tenancy agreements. The demand for student housing remains high, and summer is especially busy when it comes to apartment turnover. Most applicants are looking for housing starting in August, so if you want to improve your chances of getting an apartment, it’s best to apply already in June or July.

Between May and August 2025, Soihtu received a total of 2,735 applications. This period is traditionally the busiest time of the year, which was also reflected in the number of new agreements: during these four months, we signed 612 new rental contracts. The majority of these were for the Kortepohja Student Village, with 575 agreements starting there.

Most popular residential areas among students

When students choose their apartment, three locations clearly stand out. A full 72% of applicants direct their search toward the Kortepohja Student Village, which remains the best-known and most attractive student area in Jyväskylä. Korttelikylä attracts 33% of applicants and offers modern living right next to the Seminaarinmäki campus. Soihtu Vehkakuja is chosen by 23% of applicants and is known for its peaceful environment and good transport connections.

Many applicants list several locations in their application, but Kortepohja remains the clear favourite. However, when considering the number of available apartments, the highest demand relative to supply is actually in Korttelikylä.

Which apartment types are the most popular?

Students clearly prefer small and affordable apartments. Studios are the top favourite—nearly 60% of applicants apply for one. The second most popular apartment type is a one-bedroom apartment, sought by about 35% of applicants. Shared apartments (rooms in shared flats) are a budget-friendly option and an excellent way to meet other students. About 24% of our applicants apply for these as well.

Soihtu also offers apartments suitable for families, but these are applied for much less frequently. Last year, about 7.5% of applicants applied for a two-bedroom family apartment, and only 2% for a three-bedroom apartment.
