JYY stops collecting security deposit
In accordance with the decision made by JYY’s Board of Directors, JYY will not collect security deposits from new Soihtu tenants for contracts from 1 January 2022 onwards. This applies to contracts starting on 1 January 2022 or later, in cases where the apartment offer has been sent to the applicant on 1 December 2021, or later. As a general rule, the security deposit will not be charged from new tenants after this change. However, in certain cases, the security deposit may still be charged, for example, if the applicant has a poor credit history or due to another similar reason. In this case, the security deposit corresponds to one month’s rent. JYY will stop collecting security deposits in stages, so foreign exchange students and degree students will not be charged the deposit from 1 June 2022 onwards.
According to our current practice, the housing applicant accepts an apartment offer by paying the security deposit, after which he or she signs the rent agreement with JYY (Soihtu). After the new procedure will take place, the housing applicant accepts the apartment offer by signing the rental agreement electronically. If the applicant cannot identify electronically i.e., sign the agreement electronically, he or she must accept the apartment offer by paying the first month’s rent in advance. In this case, the rental agreement is considered accepted by tenant by paying the first month’s rent.
JYY (Soihtu) will refund previously paid security deposits to their tenants at the end of the rental agreement. The amount of the security deposit is currently 300€ in shared apartments and studios and 600€ in other apartment types. Some of JYY’s (Soihtu) tenants may have paid a smaller security deposit if the contract has been made before the current deposit prices have been in use.

Soihtu aims for a new building in Kortepohja Student Village to serve e.g. students’ families. The new building will be placed along the Kartanonkuja street, between buildings Q and E.
